Amenities

Trails

The amenities within Edgemont Highlands promote interaction with, emjoyment of and preservation of the community’s natural features. With over 200 acres of dedicated open space, the community’s extensive trail system is the primary amenity and each home enjoys easy access to these trails. Walking paths connect the common areas and are gentler in slope.

Trails

These paths are defined with small log borders and a wood-chip surface. The more rugged trails are rough cut with a natural dirt surface, similar to National Forest trails, and provide access to the undisturbed areas of the property. In Phases 1 & 2 we have completed over five miles of paths and trails and will continue to add to them in future phases. The trails we are adding in 2006 will connect to the public trail we dedicated on our western boundary and will provide direct access to the National Forest.

Community Lodge

The Community Lodge is now completed and is serving as a gathering place for the community. It includes an enclosed mailroom, large meeting room with floor to ceiling windows and a large rock fireplace, two offices, kitchen and restrooms. Patios and demonstration gardens offer examples of our xeric landscaping guidelines, as well as provide an outdoor location for summertime functions. The Lodge provides an opportunity for the community to meet as a group or to host private functions in a warm and inviting atmosphere.

Utilities

Edgemont Highlands is served by the Edgemont Ranch Metropolitan District, the ERMD. The ERMD provides water and sewer services as well as maintaining the roads and plowing snow. One benefit to being a property owner in Edgemont Highlands is that there are no water and sewer “tap fees”. Natural gas, phone, electric and cable are stubbed to each lot line with high speed Interned available from either Bresnan Cable or Qwest Communications. All utility services within Edgemont Highlands are underground.

Florida River Access

Property owners and their guests have access to a mile and a half of Florida River for hiking and fly-fishing. This beautiful stretch of river offers many opportunities for quiet early morning strolls, exciting fly fishing or the solitude of running water.

Architectural Assurances

One of the most valuable aspects of owning property at Edgemont Highlands is the assurance that the covenants and architectural guidelines provide. The covenants and architectural guidelines provide homeowners with a direction for the use of their site and design of their home, resulting in a sense of community and the preservation of the natural beauty, harmonious residential design and enhanced property values. Every home that is built within Edgemont Highlands must complete a thorough review by the Architectural Review Committee.

Public Art

The inclusion of public art is an important feature of Edgemont Highlands. Working with the visionary ideas of Creative Conspiracy, local sculptor Dave Claussen created our giant pinecone and oak leaves at our entries. Environmental artist Mary Ellen Long has completed numerous installations along our trail system. These pieces all add a richness and unique character to the community.
